Estate Agency Fees Applicable:
In Mauritius Agency fees are payable by BOTH parties (Owner/Landlord and Buyer/Tenant)
Long Term Rentals:
If you rent a property in Mauritius the fee payable to the agent is generally the following:
- For a lease of 6 months or more – equivalent to 1 (one) month rent PLUS VAT. (e.g) If rental is Rs 10 000 per month, the commission shall be Rs10 000 including VAT (@15%) payable by each party.)
Short Term or Holiday Letting:
This can vary from place to place. Both parties are required to pay 20% plus VAT of the total amount paid as rent.
Sales:
- For sales, resales, both the buyer and seller are to pay 2% PLUS VAT of the sale price to the agency. An example would be a sale price of Rs10 million, thus the commission would be Rs200 000 PLUS VAT totalling at Rs230 000 (incl. VAT) payable by each party.

Landlord /Seller / Rentee
The company will not get involved with any landlord's property unless a signed agreement is reached. The agreement is meant for the purpose of fees to be paid whenever properties are sold by OB Properties. The agreement will also include a clause which specifies that if OB Properties will ask for exclusivity on a property or property development project, the landlord or property developer will agree that his/her property will be sold by OB Properties only. In the event a contract is not respected, OB Properties will take the right legal actions against the parties involved.
Buyer/Renter
The company policy requires the buyer or the renter to fill in a visit mandate on the day of the visit which is signed and held on OB Properties database, the buyer or the renter agrees that while using the services of OB Properties, in the event of a sale or rental, the agency fees needs to be paid as explained in the previous section of this page. Any payment that is not made while using our services, OB Properties will take legal actions against the parties involved.
